Three homebuyer planning cards for priorities, financing readiness and buyer representation, with Ramsey Dual Broker, Equity Star Realty and Barrett Financial Group logos.

Before touring homes, discuss your priorities, financing readiness and buyer representation. These conversations help you prepare—not every buyer needs to follow the same sequence.

1. What do you need—and where can you be flexible?

Separate must-haves from nice-to-haves. Consider space, layout, location, upkeep and your everyday routine. Which features make a home workable? Which could you change later?

Discuss your budget alongside your priorities. A home that looks appealing may still be the wrong fit for your finances or daily life. Revisit your list as you learn.

2. What does financing readiness mean for you?

Ask lenders what information they’ve reviewed, what still needs verification and what conditions remain.

Prequalification and preapproval terminology varies by lender. Ask what your letter actually means; neither is a guaranteed loan offer. The Consumer Financial Protection Bureau explains the distinction.

You may explore financing while shopping for homes. You may choose any lender; an agent’s recommendation doesn’t replace comparing your options.

3. How will representation work?

Ask what a buyer’s agent does, whom the agent represents and how compensation works. What happens if the same brokerage represents the seller?

Before signing an agreement, understand its services, duration, exclusivity and termination terms. Don’t assume you can cancel whenever you wish. Ask which provisions come from applicable law, brokerage or MLS policy, or the agreement itself. The CFPB’s home-search guidance offers questions to discuss with an agent.

Choosing real estate services through Equity Star Realty does not require choosing mortgage services through Barrett Financial Group, or vice versa.

Quick FAQs

Do I need to use both businesses?

No. You may choose your own agent and any lender, subject to agreements you enter.

Should I get preapproved first?

Discuss timing with your lender. Earlier preapproval may help identify credit issues, but it isn’t a guaranteed loan offer.

Where should I send financial documents?

Use your chosen lender’s verified secure document channel—not social DMs or this content-review chat.

Is this specific to Phoenix?

It’s written for Phoenix-area buyers, but these are general preparation questions, not a statement of local legal requirements.
